Here's the way I look at it-
(almost) Everyone's first choice: SAE, Delts, Sigma Chi, Theta Chi, ATO
The Frats you'll probably still go to if none of them are throwing something^ or you're just party hopping: Beta, Delta Sig
The Frats you'll go to if you're desperate: kappa sig, fiji, sig nu
The remaining frats are just bad. If you go there for a party/hangout with them/hookup with them you're probably weird or just insanely desperate (which happens to everyone occasionally)

But move theta chi down, and kappa sigma up.
Theta chi is good but not at the very top just yet.

Kappa sig?! lol what no they are not good. Theta Chi is not on the same level as Beta or D Sig so if you want to put them on their own tier below sae and all those but call it "top tier but not as good as the other top tiers" then be my guest.
